Six Money-saving Maintenance Tips for First-time Homeowners

Owning your own home is part of the American Dream and purchasing your own home after years of apartment living really does feel like a dream come true. However, there are also aspects that can feel more like a nightmare if you’re not prepared. There are a variety of maintenance tasks that you are suddenly responsible for that the apartment owner or company may have previously managed for you. Here are six simple tips to keep homes in Charleston SC in great shape and make you feel like a top-notch homeowner.

  1. Yard Maintenance. If your yard has grass, you’re going to have to keep it mowed. In some cases, home owner associations or even the city could fine you if you let your yard get too overgrown. If nothing else, you’ll get some nasty stares from the neighbors. You’ll need to purchase a lawnmower, hire a lawn maintenance company, or maybe hire a local kid in the neighborhood. Don’t forget to water your lawn and clean up all the autumn leaves, too.
  2. Change Filters. Your home likely has air and furnace filters that will need to be changed every 90 days. As they get dirty, they become less effective and your energy bills may start to rise by up to 15%. Changing them is easy; just set a reminder on your calendar.
  3. Dryer Vent Cleaning. There will be a vent that your clothes dryer is attached to, usually in the wall behind the dryer. It is important to clean this thoroughly at least once a year (or hire someone to do it) to avoid the potential of a lint fire. Also make sure the vent flap is open when you’re using the dryer.
  4. Sump Pump Maintenance. If your home has a sump pump, make sure it’s working properly, especially if you’re getting a lot of heavy storms. In particular, check the power supply and drainage if you’re expecting a big storm. Otherwise, check it every three months by cleaning the filter, looking for broken or missing parts, and by checking the pipe connections. Even one inch of water damage can cost thousands of dollars.
  5. Clean Gutters. You may not think of your home’s gutters often, but when they stop working due to being clogged, you may suddenly be reminded of them in the worst way. At the start of every season, check your gutters and clear them of any debris.This will prevent a variety of water-damage issues, including damage to the home’s foundation.
  6. Winterize Plumbing. While this may not be as big an issue for homes in Charleston SC, it’s good to make sure that any pipes in unheated areas are protected with foam insulation or heat tape. It’s better to be safe than sorry when a pipe bursts and leaves you with repairs bills often around $5,000 or more.
